How buying property in Thailand works

Overseas buyers follow the same path whether they buy a Bangkok condo or a Hua Hin villa. The steps are short, but the details matter. Our full guide covers documents, timing and mistakes to avoid.

Read the ten-step guide

  1. Pick the place and the property type

Use the finder above, or read the guides for Bangkok, Nonthaburi and Hua Hin.

  2. Check what you can own

Condo freehold within the quota, or a lease for a house. Avoid nominee companies.

  3. View and verify

Tour the property, then check title, seller identity, fees and the foreign quota certificate.

  4. Sign and send funds from abroad

Reserve, sign the sale and purchase agreement, and transfer the money in foreign currency.

  5. Register at the Land Office

Pay the transfer fee and taxes, and the registrar records your name on the title.

Retire in Bangkok or Hua Hin

Bangkok offers leading hospitals, trains and culture. Hua Hin offers a beach, golf and an easier pace, three hours south. Both have large international communities. We compare cost, care and climate honestly, so you can choose where to buy.

Thailand property for sale: common questions

Can foreigners buy property in Thailand?
Yes. Foreigners can own a condo unit freehold if the building's foreign ownership stays within 49% of saleable area and the funds come from abroad in foreign currency. Foreigners generally cannot own land, but can lease it for up to 30 years or hold other registered rights. See the full ownership guide.
What is the best area to buy property in Thailand?
Bangkok suits city living and investors, Nonthaburi gives more space close to Bangkok, Hua Hin is the classic seaside retirement and weekend home choice, and Pattaya, Phuket and Chiang Mai suit beach and northern lifestyles. Compare them on our area search page.
How much does it cost to buy a condo in Bangkok or a villa in Hua Hin?
Prices depend on location, size and age, so ask for current examples. Closing costs are roughly a 2% transfer fee plus seller-paid tax, and condos add a sinking fund and monthly fees. Use our fee estimator.
Is Hua Hin or Bangkok better for retirement?
Bangkok has the strongest hospitals and transport. Hua Hin has beaches, golf and a calmer pace, and it is about three hours from Bangkok for specialist care. Read our side-by-side comparison.
Does buying property give me a visa to live in Thailand?
Not automatically. Property ownership and immigration status are separate. Retirees commonly use a retirement-based extension of stay, with age and financial tests. See retirement property in Thailand.

Thailand real estate for sale: what buyers ask before they buy

Reviewed 14 October 2026. Eight short answers about buying, searching, owning and retiring with property in Thailand.

Why buy property in Thailand?

Buyers from Europe, Australia, North America and Asia search for Thailand property for sale because the country combines warm weather, respected private healthcare, international airports and a lower cost of living than many Western cities. Real estate in Thailand ranges from compact city condos to pool villas by the sea, so you can buy a home to live in, a holiday base, a retirement property or an investment. The key is to match the place and the legal structure to your plans before you fall in love with a view.

Search condos for sale in Bangkok

A Bangkok condo for sale near the BTS Skytrain or MRT subway is the most common first purchase for overseas buyers, because foreigners can own condo units freehold within the 49% foreign quota. Sukhumvit, Thonglor, Sathorn, Ari, Rama 9 and On Nut each offer a different mix of price, lifestyle and commute. Compare price per square metre, building age, juristic person records and walking distance to the station. Our Bangkok condo guide and district comparison explain how to shortlist.

Find houses for sale in Nonthaburi

Nonthaburi sits just north of Bangkok and offers detached houses, twin houses and townhomes in gated villages, often with more space than the capital for the same budget. Pak Kret, Bang Yai, Bang Bua Thong and Rattanathibet are popular, with MRT Purple Line and Pink Line access plus river boats. If you are searching for a family home near Bangkok, a house in Nonthaburi can balance garden, parking and commute. See houses for sale in Nonthaburi or Nonthaburi condos.

Buy a villa or home in Hua Hin

Hua Hin is Thailand's classic seaside town for retirees, golfers and Bangkok weekenders, about three hours from the capital. People buy a Hua Hin villa for a private pool, a garden and golf-course views in areas such as Khao Tao, Hin Lek Fai and Black Mountain, or choose a beachfront condo near Khao Takiab. Because land ownership is restricted for foreigners, a Hua Hin villa is usually bought on a registered lease. Browse Hua Hin villas and Hua Hin condos.

Retirement properties and why people retire in Bangkok or Hua Hin

Retirement property in Thailand is popular because retirees can find hospitals, social groups, warm weather and housing that suits a slower pace. Many choose Hua Hin for beaches, golf and a calm town, while others stay in Bangkok for the leading hospitals, transport and culture. Single-storey homes, step-free condos and gated communities are common choices. Read about retirement property in Thailand and compare Bangkok and Hua Hin for retirement.

Foreign ownership: freehold condo, leasehold villa and what to avoid

Foreign buyers can own a freehold condo, but generally not land. A villa or house is normally secured through a registered 30-year lease, a usufruct or a Thai spouse arrangement, each with legal consequences. Be careful with nominee companies, which can breach the Foreign Business Act. Always check the title deed, the foreign quota certificate and the sale and purchase agreement, and use an independent Thai lawyer. Our guide explains whether foreigners can buy property in Thailand.

Costs, taxes and due diligence when you buy

Plan for a transfer fee of about 2%, seller-paid specific business tax or stamp duty, legal fees, and for condos a sinking fund and monthly common fees. Buyers must bring funds from abroad in foreign currency and keep the bank document that proves it. Visit properties in the rainy season to check flooding, ask for the building's financial records, and put all promises in writing. Use the closing-cost estimator and the ten-step buying guide.

Expat relocation and other top-searched areas

Moving to Thailand involves visas, address reporting, banking, insurance and schooling as well as property. We help you choose between Bangkok, Nonthaburi and Hua Hin, arrange viewings, and connect you with independent professionals; see expat relocation assistance. Buyers also search Pattaya, Phuket and Chiang Mai for beach and northern lifestyles, and Koh Samui, Krabi, Cha-am and Pranburi for quieter coastal homes.
